My Transaction Statistics for 2011
In 2011 my listings sold on the average in 49 days. The final sale price of my listings was 95% of their original list price. For example, if I had listed your property for $500,000 in 2011 it would have sold for $475,000. I get this high ratio from pricing my listings at fair market value. I tell my clients like it is. I do not tell a seller a higher price hoping that I will then be awarded the listing only to go back to the seller month after month asking for price reductions.
In 2011 I helped my buyers purchase 14 properties. The purchase prices ranged from $363,000 for a codominium in Cambridge to a $635,000 single family house in Lexington. In that year my buyers paid an average of 96% of the list price.
